Office Leasing in Singapore — What You Need to Know

Singapore's commercial real estate market offers a wide spectrum of office space — from premium Grade A towers in Raffles Place and Marina Bay to value-driven business parks in Alexandra and Science Park. Whether you're a startup seeking flexible co-working arrangements or an MNC requiring 10,000+ sq ft of fitted space, understanding the market is the first step to securing the right office at the right price.

Average asking rents in the CBD currently range from $8.50 to $16.00 per square foot per month, while city-fringe and decentralised locations offer competitive rates starting from $5.50 psf. Lease terms typically run 2–3 years for smaller units and 3–5 years for larger floor plates, with rent-free fitting-out periods often negotiable.

Office rent in Singapore is typically quoted on a per-square-foot per-month basis. The total monthly rent is calculated by multiplying the lettable area (in sq ft) by the asking rental rate. Most leases quote "gross rent" which includes service charges, but clarify whether air-con charges, car park and fit-out contributions are included.
A diplomatic clause allows the tenant to terminate the lease early — typically after 12–24 months — if the company is relocated overseas or ceases operations in Singapore. The tenant usually needs to provide 2–3 months' written notice.
Grade A offices feature premium finishes, modern building systems (raised floors, high ceilings, dual power risers), efficient column-free floor plates and are typically in the CBD. Grade B offices are functional and well-maintained but may be older. The rental gap is typically $3–$6 psf/mo.
Plan to start at least 6–9 months before your target move-in date. This allows time for shortlisting (2–4 weeks), viewings and negotiations (4–6 weeks), legal review (2–4 weeks), and fit-out works (6–12 weeks depending on scope).
Yes, landlords commonly offer a rent-free fitting-out period of 1–3 months depending on unit size and lease length. For larger tenants taking whole floors, 2–3 months is standard.
