Why I do this.
SparkSpace is a tenant-representation and office-leasing advisory covering commercial real estate across Singapore's CBD, city-fringe and decentralised markets. I represent tenants, so the advice stays on your side of the table — and it costs tenants nothing, because the landlord pays the commission.
I started SparkSpace after more than a decade in Singapore's commercial market because most tenants were negotiating in the dark. They saw whatever a single landlord's leasing team put in front of them, with no way to know if the rent was fair or the terms were market. I wanted to be the person who sits on the tenant's side and knows the whole board.
Over 10+ years I've walked floors in more than 250 of Singapore's office buildings — Grade A towers in the CBD, converted shophouses on the city-fringe, business-park space out in the decentralised belt. That first-hand knowledge, plus relationships built across landlords and building managers, is how I reach off-market availability and read where a number can actually move.
The alignment matters more than anything. Because landlords pay the commission, I have no reason to steer you anywhere but the right building at the right price. No retainer, no subscription, no tenant-side fee — just advice that stays yours.
Most tenants only ever see one landlord's shortlist. My job is to know the whole market — and stand on your side of it.
