Why Keppel South Central, and why Tanjong Pagar

Keppel South Central is a Grade A tower at 10 Hoe Chiang Road, in the Robinson Road / Tanjong Pagar stretch of the CBD. Having received its TOP in December 2025 and developed by Keppel, it runs 33 storeys with efficient floor plates of roughly 16,000 sq ft, and sits within the Greater Southern Waterfront precinct that will reshape this side of the city over the coming decade.

That newness is part of the appeal. Keppel South Central is one of the freshest addresses in Tanjong Pagar, and — unusually for a brand-new Grade A tower — it offers genuinely small units, from just 1,327 sf, each efficiently planned and optimised for 8- to 10-seater teams with their own meeting room. Small, well-priced floor area in a building this new is rare, and it tends to go quickly.

For a tenant, the location does a lot of quiet work. Tanjong Pagar MRT is the nearest station, with Shenton Way and the wider network a short walk further. The immediate area is dense with food, hotels and serviced amenities, and the building itself is a next-generation smart office — contactless access, sky terraces and high-spec building services — rather than an ageing tower dressed up. For firms that want a genuine CBD address without the wear of an older building, it lands in a sweet spot.

What "move-in ready" actually saves you

A conventional fit-out for a space this size is rarely quick or cheap. Between space planning, authority submissions, contractor lead times and furniture procurement, most tenants budget several months and a meaningful five- to six-figure sum before day one. A landlord-completed, furnished unit collapses that timeline to almost nothing. The design decisions are made, the works are certified, and the furniture is installed. You are paying for a working office from the first day of the lease, not funding a construction project and paying rent on an empty site while it runs. For a business that needs to be operational in 2H 2026 — a new market entry, a lease expiry, a team that has outgrown its current floor — that certainty is the whole point.

One rent, with the fit-out built in

The fitted units are asking S$15.00 psf per month, and that single figure already carries the landlord's fit-out cost, amortised across a three-year lease. You are not writing a large cheque up front for construction and furniture; the cost of the finished office is folded into the rent and spread over the term. For budgeting, it turns a lumpy day-one capital outlay into a predictable monthly line.

There's a second saving that's easy to overlook, at the other end of the lease. Because the fit-out belongs to the landlord, the usual practice on a landlord-fitted unit is that no reinstatement is required at the end of the first term — typically three years — with any subsequent term subject to condition and negotiation. Reinstatement, the cost of stripping an office back to bare shell when you hand it over, commonly runs S$20–25 psf. Avoiding it is a sizeable, often-forgotten sum kept in your pocket on the way out.

Landlord-fitted space is still uncommon in Singapore. A handful of newer buildings — BNI Tower, IOI Central Boulevard Towers, Marina One East Tower and Marina One West Tower among them — now offer landlord fit-out options, but most are geared toward larger floor plates. What makes Keppel South Central stand out is the combination: a brand-new Grade A building offering this on small, efficient units.

A look inside Level 14

The fit-outs are not builder-basic. Expect warm timber and stone finishes, glass-fronted meeting rooms, softly lit breakout zones and floor-to-ceiling glazing with harbour and city views. Two things come as standard in every fitted unit, and they say a lot about how carefully the landlord has thought this through: a proper wet pantry, and height-adjustable (sit-stand) desks at every workstation — details tenants normally have to specify and pay for themselves.
