Finding the right office in Singapore typically takes 3–6 months from initial search to move-in. Here's what to expect at each stage.

Define Your Requirements

Start by determining your headcount, preferred location, budget, and timeline. Consider whether you need fitted or bare space, and any special requirements like 24/7 access, backup power, or high floor-loading capacity. Use our Space Calculator to estimate how much floor area you need.

Engage a Tenant Representative

A tenant rep (like SparkSpace) searches the market on your behalf — for free. We cover every building in Singapore and negotiate directly with landlords. Our fee is paid by the landlord, not by you. This gives you access to off-market deals and ensures you see the full range of options.

Shortlisting & Viewings

Based on your brief, we prepare a shortlist of 5–10 suitable buildings with side-by-side comparisons of rent, floor area, specifications, and amenities. We then arrange viewings, typically scheduling 3–5 buildings in a single morning. This stage takes 2–4 weeks.

Letter of Intent (LOI)

Once you've identified your preferred space, we submit a Letter of Intent to the landlord. The LOI outlines the proposed rental rate, lease term, rent-free period, and any special conditions. This is a negotiation document — expect 1–2 rounds of counter-offers before both parties agree on terms.

Tenancy Agreement (TA)

After LOI acceptance, the landlord's lawyers draft the formal Tenancy Agreement. Your lawyer reviews and negotiates the legal terms — clauses covering renewal options, reinstatement obligations, diplomatic clause, subletting rights, and more. This process takes 2–4 weeks. Fit-Out & Handover

After signing the TA, the rent-free fitting-out period begins. You appoint an interior designer or contractor to renovate the space. Typical fit-out takes 6–12 weeks depending on scope. Move In

Once fit-out is complete and inspected, you receive the keys and the lease commencement date begins. Your monthly rent payments start from this date. Congratulations — you're in your new office!
